Module 2 • Estimated time: 3.0 hours • Stage: Understand
The AI you’ll use falls into two families: flexible general-purpose assistants that can write, brainstorm, and analyze almost anything, and real-estate-specific platforms built for jobs like lead capture, CRM, and CMAs.
Most successful agents use one or two general assistants for everyday thinking and writing, plus a few specialized tools wired into their workflow. This module helps you choose a sensible starter set.
What you will be able to do
- Name the leading general-purpose AI assistants and what each is best at.
- Identify the major categories of real-estate-specific AI tools.
- Match a tool category to a real estate job to be done.
- Choose a sensible starter stack on a modest budget.
- Evaluate any new tool before you buy it.
2.1 Two Families of AI Tools
First are the general-purpose assistants — the Swiss Army knives. Second are real-estate-specific platforms — purpose-built software (often with AI inside) for our industry. You do not need everything; you need the one or two tools that fix your biggest bottleneck.
2.2 The General-Purpose Assistants
If you learn just one tool well, make it one of these. Pricing is typically a free tier plus a paid plan around $20/month.
- ChatGPT (OpenAI): the most widely used assistant and the default starting point. Excellent all-rounder for writing, brainstorming, and Q&A.
- Google Gemini: tightly integrated with Gmail and Google Docs — handy if your business runs on Google.
- Claude (Anthropic): known for thoughtful, natural writing; a favorite for polished client-facing copy.
- Microsoft Copilot: built into Microsoft 365 (Word, Outlook, Excel).
- Perplexity: an “answer engine” that searches the live web and shows its sources — great for current research.
Real Estate in Practice
A practical setup many agents land on: ChatGPT or Claude as your daily writing partner, plus Perplexity when you need current, sourced information (for example, “summarize recent price trends in the 78704 ZIP code with sources”). Two tools, about $20–40/month, covering most of your needs.
2.3 Real-Estate-Specific Platforms
These embed AI into software designed for our industry. Products and pricing change often — always confirm current capabilities before buying.
- Lead generation & nurture: Ylopo, Structurely, Roof AI, Perspective AI, and voice tools like Retell AI.
- CRM & transactions: Follow Up Boss, Lofty, Top Producer, and kvCORE/BoldTrail.
- Marketing & content: Canva’s Magic Studio, Write.Homes, and Epique.
- CMA & valuation: Saleswise, SmartZip, and HouseCanary.
- Visuals & staging: AI virtual staging and photo-enhancement tools (edits must be disclosed — see Module 8).
2.4 How to Choose — Pick by Workflow, Not Hype
The agents winning with AI picked a few narrow workflows and got those right first. Use this test before adopting any tool:
- What specific bottleneck does this fix? (Be precise.)
- Does it integrate with what I already use (website, CRM, calendar, email)?
- What does it really cost, including time to learn it?
- Is there a free trial so I can test it on real work first?
- Does it meet my brokerage’s security and approval rules? (Module 7.)
✎ Practice Exercise — Map Your Stack
Goal: Decide the ONE tool you will master first, based on your real bottlenecks.
- Get a blank page (paper or a notes app) and title it “My AI Plan.”
- Write the sub-heading “My 3 Biggest Time-Drains” and list the three tasks that eat the most of your week — for example: writing listing descriptions, replying to new leads, making social posts.
- Under each task, write which category from Section 2.2 or 2.3 could help it — for example: “General assistant,” “CRM,” or “Marketing / Canva.”
- Re-read Section 2.2 (the general assistants). Circle exactly ONE to learn first. If you are unsure, circle ChatGPT — it is the most widely documented.
- At the bottom, write one sentence: “This week I will use ______ for ______.” Fill in your chosen tool and your single most painful task.
- Keep this page handy — you will use it in the Module 3 exercise.
Done when: You have one named tool and one specific task written down.
| Term | What it means |
|---|---|
| General-purpose assistant | A flexible AI chatbot (ChatGPT, Gemini, Claude, Copilot, Perplexity) usable for many tasks. |
| Answer engine | An AI tool (e.g., Perplexity) that searches the live web and cites sources. |
| CRM | Customer Relationship Management software that organizes your contacts and deals. |
| IDX | Internet Data Exchange — the technology that displays MLS listings on your website. |
| Free tier / paid tier | The no-cost version of a tool vs. its upgraded subscription (often ~$20/mo). |
| Tech stack | The combined set of tools you use to run your business. |
Module 2 Summary
AI tools come in two families: flexible general assistants and real-estate-specific platforms for leads, CRM, CMAs, marketing, and visuals. Don’t chase every product — master one general assistant, then add specialized tools only where they fix a real bottleneck and fit your workflow, budget, and brokerage rules.
